Extensions are a good way to add extra space and value to your home. There are many different types that can be built and you may not always require planning permission; this would depend on the size and type you want. If your home is semi-detached, you are allowed a single story extension up to 3m deep without planning permission. If your home is detached, you are allowed a single storey extension up to 4m deep without planning permission. Whether you require planning permission or not, you will need to submit detailed plans to your local building control department for their approval of your extension. They will also want to carry out site visits at various stages to check that all is in accordance with the approved design. 2. All extensions will require some kind of structural design. This needs to be produced by a chartered civil engineer with back up calculations proving to building control that the structure will be sound and fit for purpose. Here at Simply Extend we have approved chartered civil engineers to carry out all structural design work for you. All you need do is use Simply Extend Structural Services and we'll give you a fixed price to do this for you.

3. Once you have planning, building control and structural design approval, you are ready to start on construction. At this point you could you use Simply Extend Building Services. We'd give you a fixed price for the work, and draw up a contract clearly detailing what we shall be delivering, an estimated timescale, and when payments will be due. All you need do is make sure you are happy with the project’s scope, sign the contract and follow the payment schedule. Simply Extend will mobilise the construction team and manage the work to completion - as we say, simple!
   

Extension Roofing

When using Simply Extend you as the customer have a number of options of how to clad your new extension roof. Planning can play some part in this decision as well as the pitch of the roof, however below are some of the options:

•  Felt and batten (traditionally used for flat roofs). Lasts approximately 10 years.
•  Tiled (can only be used on a pitched type roof). Can last up to 15-20 years depending on material used.
•  Glass Re-enforced plastic or GRP (used on flat roofs). Lasts for at least 20 years.

Simply Extend is one of the few building companies that will offer as default a GRP system for flat roofs. The advantage of this system is it can last for up to 20 years with minimal maintenance. Therefore if you would like this type of roof installed, we will offer you a 20 year roof guarantee instead of the traditional 10 year guarantee for felt / tiled type roofs.
