Garage conversion cost
If you love your house but need more space, then opting for a garage conversion or extension can be a great way to use the space you have more efficiently. Generally speaking, a garage conversion tends to cost less than a rear extension or a side-return extension and can be an effective way to create more liveable space.
Whether you want to create a home office, build your dream open-plan kitchen or use the space as a playroom for the children, there are many costs to consider when taking on a garage conversion.
At Simply Extend, we like to take the uncertainty out of the cost of a garage conversion when we can, which is why we offer bespoke fixed price garage conversions. To find out how much your garage conversion will cost, contact us on 0203 285 7351 for a free site survey.
How much does a garage conversion cost?
How much a garage conversion will cost depend on many factors, such as:
- The size of the conversion
- Whether you decide to include a reconfiguration of your living space
- Whether you need to reinforce loadbearing walls
- The materials used
- Whether or not the foundations will need reinforcing
- The condition of the walls, floors and roof
- Whether or not the ceiling height will need to raised (2.2-2.4m of headroom is needed for rooms that will be inhabited)
- Whether you need a structural engineer
- Whether you require a planning application
- Legal fees for party wall agreements (if needed)
It can be hard to determine what the average cost of a garage conversion will be as there are so many elements in play and it does depend on what you want to achieve. If you opt for a typical garage conversion, then the average cost will be roughly around 14,800. A Double garage conversion cost will be more are will a detached garage conversion.
The guide prices above include the cost of design, build, materials and aftercare. They will not include other costs, like the price of a new kitchen if creating an open-plan kitchen extension or a new bathroom suite. It will also not include other fixtures and fittings, such as flooring, tiles, light fittings etc. We do give bespoke quotes and we can, if desired, incorporate the cost of supplying and fitting kitchens and bathrooms into the overall price.
How much does a single garage conversion cost?
A single garage conversion cost will, generally speaking, be less than the cost of other larger garage conversions. As single garage conversions rarely need planning permission, you are unlikely to be hit by additional costs such as planning fees. However, if you need a party wall agreement, you may still occur legal costs.
Potential additional costs to consider
There are a number of potential additional costs that you may incur if you are looking to convert your garage.
Planning and legal costs
While most single storey garage extensions won’t need any planning permissions, you may need planning permission if:
- You want to build a double-storey garage conversion
- You live in a conservation area
- You live in a listed building
- You have a detached garage – you may need to apply for a change of use
- You have restrictive covenants on your house and wish to have them removed
Applying for planning permission does have a cost attached and, depending on what you are trying to achieve, this can vary. You may have to pay council fees as well as planning application fees. If you need to employ the services of experts, architects or other building/structural professionals to get planning permission, then your costs will rise. However, needing the advice of experts or structural engineers is highly unlikely for a straightforward garage conversion.
You may incur legal fees if you need to undertake any party wall agreements before you start work or wish to have restrictive covenants removed from your house deeds. How much this will cost will depend on whether you are challenged by your neighbours for a party wall agreement or by the owners of the covenants.
If your property is leasehold, then you may have to ask for permission from the freeholder before you can start your garage conversion. Some freeholders may charge a fee to grant permission for changes.
Skips
You may need to hire skips to either declutter your garage or for waste materials to go in. Depending on what you need the skips for, the costs may not be included in the fixed price quote.
Flooring, tiles and decorations
Most quotes for garage conversions do not include the cost of flooring, tiles and other decoration, such as light fittings. However, if requested, it may be possible to have the cost of fitting flooring and titling a room into the fixed quote.
Kitchens and bathroom suites
In the vast majority of cases, the cost of a kitchen and bathroom suites are not included in a quote. This would be sourced and paid for separately by the owner and how much a new kitchen or bathroom will cost will depend on the level of materials and design you opt for. If requested, we can include the cost of fitting a bathroom or kitchen in our fixed price quote.
