We’ve established that, although only a few feet in width and one storey high, a side return extension on a semi-detached property can really open up a small space. Although extending solely into the side return is perhaps not worth the hassle (there are a fair few restrictions in place including a limit on width and height), if you’re planning a single-storey extension anyway, such as a bigger kitchen/dining space, it’s highly recommended that you make use of the few extra feet of space that your side return will bring. Here are a few design tips and tricks to ensure your semi-detached side return extension is worthwhile.
Keep it glazed
Adding a glass-front to your extended side return is a great way to bring in shed-loads of natural light to ensure that it continues to run through the property (extending to the side can sometimes mean you lose that much-needed light in the middle of the room). As well as natural light, an all-glass front provides a fantastic contrast with the traditional features of a period property, giving your home a lovely quirk in its character.
Try exposed brick
The rustic aesthetic of exposed brick can contribute fantastically to the overall appearance of your semi-detached side-return extension – if you get it right. Try a contemporary style kitchen with white surfaces, glossy tiles and induction hob, and team it with the original brick of your side return, for the perfect balance. Better still, keeping the exposed brick keeps any extra decorating costs to a minimum.
Remember, you’re not compromising outdoor space
An extension at the back of a property can sometimes feel as if you’re losing a lot of garden space, which for a property in London, is precious. However, extending the side return on top of an extension you already have planned will increase the size of your new room but won’t eat into your beloved outdoor space. Side returns are awkward in shape and often just go unused due to the nature of their positioning, so you might as well bring it indoors.
A side return extension alone may be more hassle than it’s worth, but teamed with a bigger rear extension (called a wrap-around extension) or kitchen renovation, it’s well worth bringing in your side return for that much needed extra space and light.
