Rear Extensions
A rear extension can transform a home, creating more space at the back of the house and opening it up to the garden. A rear extension is a great solution for terraced houses or for properties that do not have a side return. However, if you do have a side return you can combine a side return extension with a rear extension and maximise the space you have available with a wrap-around extension.
At Simply Extend, we have over 10 years’ experience of building and kitting out rear extensions in London, Birmingham and Oxford. Our rear extensions come with a 10-year warranty, so whether you’re looking for a rear extension or a rear kitchen extension we can help you create the house of your dreams.

Double Storey Rear Extension
If you have a growing family and you don’t want to move to a new house – a double story rear extension may be what you need to gain the extra square footage you crave. Whether you want to add an extra bedroom, build a large open plan kitchen-diner or create a much-needed study, a double story extension offers flexible space for you and your family. You don’t even need a whole house to be able to achieve extra space with a double story extension. Elliot and Laura from North London opted to add a double-storey rear extension to their one-bed duplex flat. In ten weeks, we transformed their modest one bed flat into a two-bed apartment. During the build, we added a new kitchen diner and bathroom as well as a new second bedroom that connected to the garden with bi-folding doors. To ensure that the new kitchen diner on the second floor was not dark and pokey we installed a skylight that let in plenty of natural light – giving this space a welcoming and airy feel.
Rear Extension Ideas
Whether you live in a ground floor apartment, a terraced house, a detached property, a semi-detached or a period home, a rear extension can be a great way to add more space to your house. Each one of our many clients has used the space created by a rear extension differently. Some have opted to create a large open plan living space that incorporates a kitchen, dining area and lounge, while others have chosen to use the space to give them a utility room as well as a large family kitchen – we’ve even had one client use their rear extension as a bedroom. However, you plan on using the space, a rear extension will not only change your home for the better, it can also transform your home life.
Rear Extension Ideas: Single Storey
Single story rear extensions add extra square footage to your house on the ground floor. Typically, less expensive than a double story extension, single-story extensions are ideal for kitchen extensions. They also have the benefit of opening up the back of the property and create a seamless flow into the garden. We design every extension to suit you and your property’s needs. We use clever design tricks such as light wells and skylights to let in as much light as possible and have created customised storage solutions to make every square inch of space work for you and your family.
Rear Extension Bifold Doors
Bi-folding doors help to open up a rear extension to your garden, giving you an indoor-outdoor living experience. This makes entertaining with rear house extension a doddle, especially when it comes to summer barbeques and garden parties, allowing guests to move easily between your garden and kitchen. Outside of the summer months, bi-folding doors also help to keep heat in the house, while also letting in as much natural light as possible.

Rear Extension London
We all know that space comes at a premium in the capital and moving can be a hassle. One way to get the extra living space you need is to improve, not move. Generally, adding a rear extension to your London property can be relatively straightforward. Depending on where your property is located, and as long as it’s within permitted development, you don’t always need planning permission for a rear extension. However, you may need to apply for planning permission if your house is listed, located in a conservation area or has exceeded its permitted development. At Simply Extend, we will help guide you through the planning process and ensure our plans fit in with any planning restrictions.
Rear Extension Cost
The cost of a rear extension entirely depends on what you’re looking to achieve. Single story extensions cost less than double story extension. Wrap-around extensions, where you are combining a rear extension with a side return can be more costly than a conventional rear extension. Take a look at the table below for some ballpark figures:

It is worth noting that these are the costs of the build and do not necessarily include fixtures and fittings such as kitchens, tiles or flooring such as carpets or laminate.
