Ventilation is one of those aspects of building design that is easy to overlook – it is not as visible as the structure or as dramatic as a glazed roof, but it matters enormously to the health and comfort of the people who will live in the space. Part F of the Building Regulations sets out the minimum ventilation requirements for dwellings, and the detail it contains is considerably more extensive than many homeowners expect.

Why Ventilation Matters
The push towards better-insulated, more airtight homes – driven largely by Part L’s energy efficiency requirements – has made ventilation more important than ever. A well-insulated home retains heat effectively, but it also retains moisture, carbon dioxide and airborne pollutants. Without adequate ventilation, the result can be condensation, mould growth, poor indoor air quality and, in extreme cases, health problems for the occupants.
Part F addresses this by requiring that dwellings have ventilation systems capable of removing excess moisture and providing fresh air to habitable rooms. The requirements are designed to work alongside the energy efficiency standards of Part L, ensuring that the envelope of the building performs well thermally without compromising the quality of the internal environment.
The Two Main Types of Ventilation
Extract Ventilation
Extract ventilation removes moist, polluted air from rooms where it is generated – primarily kitchens and bathrooms. Part F requires mechanical extract ventilation in these rooms, typically in the form of:
- A cooker hood or mechanical extract fan in a kitchen, with a minimum extract rate of 30 litres per second adjacent to a cooking hob
- A mechanical extract fan in a bathroom or shower room, with a minimum extract rate of 15 litres per second
- A mechanical extract fan in a utility room, with a minimum extract rate of 30 litres per second
Extract fans must discharge to the external air – not into a roof space or wall cavity. Where the duct run to the external air is long or has multiple bends, the fan must be rated to overcome the resistance of the duct. Part F specifies minimum extraction rates that must be achieved under operating conditions, not just at the fan intake.
For kitchen extensions in particular – one of the most common projects Simply Extend undertakes – the ventilation requirements are more detailed than many homeowners expect. A large open-plan kitchen-diner may require a high-capacity cooker hood or a ceiling-mounted extractor with a significant duct run to the exterior.
Background Ventilation (Trickle Ventilators)
Background ventilation provides a continuous, low-level supply of fresh air to habitable rooms. Part F requires trickle ventilators – small adjustable openings built into window frames or external walls – in all habitable rooms in a dwelling. The minimum area of trickle ventilation is specified in Part F and varies by room type.
When an extension is added to a home, any new windows installed in the extension must incorporate trickle ventilators. This can come as a surprise to homeowners who have specified aluminium or timber windows for their extension and have not anticipated this requirement. Trickle ventilators are available from most window manufacturers and can be incorporated cleanly into most frame designs, but they need to be specified at the window order stage.

Whole-Dwelling Ventilation
Part F also sets requirements for whole-dwelling ventilation – the overall air supply to all habitable rooms in the dwelling (bedrooms, living rooms, dining rooms). When a significant extension is added, building control will consider whether the existing ventilation provision for the dwelling as a whole remains adequate, or whether it needs to be upgraded.
The minimum whole-dwelling ventilation rate is based on the number of bedrooms in the property. An extension that creates a new bedroom therefore increases the minimum ventilation requirement for the whole dwelling, which may require additional provision – either through additional trickle ventilators or through a mechanical ventilation system.
In properties that have been made very airtight through upgrades to windows, insulation and draught-proofing, a whole-house mechanical ventilation with heat recovery (MVHR) system may be considered. MVHR systems supply filtered fresh air to habitable rooms and extract stale air from kitchens and bathrooms, recovering heat from the extracted air before it is discharged to the outside. While these systems are currently more common in new-build properties, they are increasingly being specified in extensions where a high standard of energy efficiency and air quality is desired.
Part F and Open-Plan Extensions
Open-plan kitchen-dining-living extensions present a specific ventilation challenge. Part F’s extract ventilation requirements for kitchens are based on the assumption of an enclosed kitchen where cooking fumes and moisture are contained and extracted. In a large open-plan space, cooking emissions can spread throughout the room before being captured by the extractor.
Part F requires that where a kitchen is open-plan, the extract capacity of the cooker hood or extractor is increased to compensate. The specific requirement is for the fan to achieve a minimum of 60 litres per second when cooking is taking place. Specifying an adequate cooker hood or ceiling extractor for a large open-plan kitchen extension is therefore an important design consideration, not just an aesthetic one.
What Building Control Will Check
During the building control inspection process, the ventilation provisions for an extension will be reviewed. Building control will check that trickle ventilators are specified in new windows, that extract fans have been installed in kitchens and bathrooms, and that the duct routes for extract fans are properly specified. In some cases, they may require documentation of the fan specification and duct design to confirm compliance.
