The dining table gets reclaimed at dinner. The spare bedroom doubles as a guest room. The garage is cold, badly lit, and nowhere near your wifi router.

Start With the Right Kind of Space
Before getting into the specifics, it is worth stepping back and thinking about what type of worker you actually are – because this will fundamentally shape the brief you give your architect and builder.
An IT startup founder or software developer will typically need a calm, quiet space with excellent connectivity, a large desk area, multiple monitor positions, and very little visual clutter. The work is sedentary, screen-based, and often involves video calls. Natural light is valued, but harsh glare on a screen is a serious productivity killer (you’d be AMAZED how often this is overlooked. Then again, if you spent time moving your monitor out of the sunlight or squinting against glare as the sun emerges just at conference call time, maybe not).
A maker or crafter – someone producing ceramics, greeting cards, jewellery, textiles, candles, woodwork, or any of the hundreds of other products sold on platforms like Etsy – has entirely different needs. You will want storage, workbenches, robust flooring that can take adhesives and paint, good overhead lighting for detailed work, ventilation for fumes or dust, and ideally a separate clean zone for photography and packaging. There may be tools involved. There may be noise.
Both types of business benefit enormously from a dedicated house extension – but the design decisions involved diverge significantly. The good news is that a well-briefed extension specialist can accommodate either, or often both if the space is large enough to zone.
Connectivity: Getting Your Wi-Fi Right from the Start
For any home-based business in 2026, the internet connection is as fundamental as the electricity supply. A sluggish or intermittent connection during a client call, while processing a large file upload, or when managing an online shop can cost you money, reputation, and patience.
The biggest mistake people make with home office extensions is treating Wi-Fi as an afterthought – something to sort out once the build is done. By that point, the walls are plastered, the floor is laid, and running additional cabling becomes an expensive and disruptive retrofit job.
The right approach is to plan your data infrastructure at the same time as your electrical layout. We can ensure we run Cat 6 ethernet cabling from your main router position through to the extension, with sockets installed at desk height on multiple walls. A wired ethernet connection is faster, more stable, and significantly more secure than Wi-Fi – important if you handle client data or run any kind of e-commerce operation. From that wired point, you can then install a dedicated Wi-Fi access point in the extension to provide strong wireless coverage without depending on a signal bouncing through walls from another part of the house.
If your existing broadband connection is not up to business-grade speeds, the extension project is also an ideal moment to upgrade. A new line installation is always easier before construction is complete. We can discuss this early on in the project and assess the challenges your property might bring.
Power: More Sockets Than You Think You Need
Anyone who has worked from home for more than a few months will tell you: you can never have too many plug sockets. Laptops, monitors, desk lamps, phone chargers, printers, scanners, routers, access points, USB hubs, external hard drives – a working desk can easily require six to eight outlets on its own.
For crafters and creatives, the demands go further. Power tools, heat guns, soldering irons, resin curing lights, sewing machines, cutting machines like Circuits and laser cutters, kilns in some cases – the electrical load of a craft studio can be significant, and it needs to be planned properly.
Work with your electrician to map out a dedicated ring main for the extension rather than relying on a spur from an existing circuit. Consider having a separate consumer unit for the extension so that your workspace can be isolated independently from the rest of the house. This is also useful from a security and insurance perspective. Plan socket positions relative to where your workbenches and desk will sit and install them at the right height for your working posture rather than at standard floor level. Add USB-A and USB-C sockets alongside standard three-pin outlets wherever you plan to use smaller devices.
Security: Protecting Your Business and Your Inventory
A home extension used for business introduces security considerations that a standard domestic extension does not. If you hold stock – materials, finished goods, packaging – that stock has financial value and may be targeted differently than household contents. If you hold client data or work on sensitive projects, physical security of your workspace matters too.
Think about this at the design stage. A solid-core external door with a multi-point locking system is a basic requirement if the extension has its own access point from outside. Consider whether CCTV coverage needs to extend to the extension’s exterior, and where cameras should be positioned. Smart security systems that link to your phone are now affordable and straightforward to install, but again – the cabling is best done during the build.
Internal security matters too. If your workspace contains expensive equipment – high-end laptops, professional cameras, specialist tools – think about whether it should be lockable independently from the rest of the house. This is particularly relevant if you have people coming and going from the main property, or if you ever need to give access to tradespeople while you are out.
Our advice at the start of any project is to check with your home insurer before the build begins. Many standard home insurance policies do not automatically cover business equipment or commercial stock held at a domestic address, and you may need a separate business contents policy. It is far better to know this in advance than to discover it after a claim.
Heating and Ventilation: Comfort Throughout the Year
A workspace that is too cold in January or stuffy in July is a workspace you will not want to spend eight hours in. Getting the thermal environment right is one of the most practical investments you can make.
For heating, the easiest solution in most cases is to extend your central heating system into the new space, with a thermostatically controlled radiator that lets you manage the extension’s temperature independently from the rest of the house. Underfloor heating is an increasingly popular alternative, particularly in extensions with tiled or concrete floors – it keeps the heat even and frees up wall space that would otherwise be taken up by radiators.
Insulation deserves particular attention. A well-insulated extension will reach working temperature quickly, hold it without the boiler working hard, and stay cooler in summer without the need for air conditioning. Modern insulation standards are significantly better than those applied to older parts of your property, so your new extension should actually be cheaper to heat per square metre than your existing rooms.
Ventilation is where many people underestimate their needs – particularly those running craft or maker businesses. Woodworking produces fine dust that poses a real health risk with prolonged exposure. Resin crafts, spray paints, varnishes, and adhesives produce fumes that build up quickly in an enclosed space. Candle making and wax melting add particulates to the air. Even a relatively clean workspace can become stuffy quickly when you are focused on detailed work for hours at a time.
At minimum, we always recommend including opening windows sized to allow meaningful cross-ventilation. For craft and maker studios, we’ll discuss whether a mechanical ventilation system or a filtered extraction unit is appropriate. These can be integrated into the build discreetly and are considerably easier to install during construction than afterwards. For any business involving significant fume generation – resin art, solvent-based paints, woodburning – proper extraction is not optional.
Soundproofing your House Extension: Keeping the Peace in Both Directions
Noise has two directions, and you need to think about both.
The first is noise coming out of your workspace – into the rest of your home and potentially to neighbouring properties. A crafting business that involves power tools, a sewing machine, a laser cutter, or even just the sustained background hum of equipment will be noticeable to anyone in the house. If you take calls, your voice carries. If you are recording content or attending video conferences, ambient household noise travelling in the opposite direction is equally disruptive.
The second is noise travelling in – from the street, from the garden, from other parts of the house. Concentration is a finite resource, and unnecessary interruptions burn through it quickly.
The most effective soundproofing is structural and happens during the build. Dense insulation batts installed between studwork walls, acoustic mineral wool in floor and ceiling voids, and resilient bars that decouple plasterboard from the structural frame all make a significant difference to airborne sound transmission. These are relatively low-cost additions during a build and very expensive to retrofit.
For neighbours, the orientation and position of the extension matters too. If your extension will contain noisy equipment or involve noise during early mornings or evenings, discuss the wall construction facing neighbouring properties with your designer from the outset. It is also worth having a conversation with immediate neighbours before planning permission is sought, particularly in terraced or semi-detached streets where extensions come close to shared boundaries.
Natural Light in your House Extension: Getting the Balance Right
Natural light is one of the most underrated factors in workplace productivity and wellbeing. A well-lit workspace reduces eye strain, improves mood, and makes colour-sensitive work – product photography, painting, textile work, print design – significantly more accurate.
The temptation when designing a light-filled extension is to maximise glazing. Large rear bifold doors, full-height windows, roof lanterns, and multiple skylights are all popular choices – and they can be genuinely transformative. But in a workspace, uncontrolled direct sunlight creates serious problems. Screens become impossible to read with direct sun behind or in front of them. Harsh midday light washing across a workbench makes fine detail work difficult. Fluctuating light levels throughout the day are fatiguing in a way that is hard to put your finger on but impossible to ignore.
The solution is not to reduce glazing but to control it intelligently. North-facing skylights and roof lights provide consistent, diffused natural light without direct sun – ideal for studios, craft spaces, and design work. South and west-facing glazing benefits enormously from deep overhangs, external louvres, or quality solar control glazing that admits light while blocking the heat and glare of direct sun. Internal blinds are a useful backup, but they are a compromise – by the time you need them, you have already lost the light.
For IT workers and screen-heavy roles, position desks perpendicular to windows rather than facing them or with a window directly behind. This eliminates the two most common causes of screen glare and allows you to benefit from ambient daylight without fighting it.
Workshop Facilities: Designing for How You Actually Work
If your business is practical rather than digital, the physical infrastructure of the workspace becomes even more critical. A crafting studio or maker space needs to be designed around the actual workflow of your business, not around a generic office layout.
Think in zones. A making zone needs robust surfaces – stainless steel, hardwood butcher block, or heavy-duty laminate worktops that can take heat, adhesives, cutting, and water without damage. It needs storage at the right height for the materials you use most often. It needs good task lighting directly overhead rather than just ambient light from the room.
A clean zone – for photography, packaging, and quality checking – needs to be away from the mess and dust of the making area. A light box and a clean, uncluttered background are all you need for Etsy product photography, but they need to be set up in a location that does not get covered in resin or sawdust between sessions.
Storage is almost always underestimated. Materials in, finished goods out, packaging supplies, tools, consumables – the throughput of even a modestly busy Etsy shop generates a surprising volume of stuff. Build in more storage than you think you need at the design stage. Deep shelving, a lockable materials cupboard, and a designated area for goods awaiting dispatch will save you hours of reorganisation later.
Floor specification matters too. A standard domestic carpet or laminate is not suitable for a working studio. Sealed concrete, vinyl, or epoxy-coated flooring is hard-wearing, easy to clean, and resistant to the stains and spills that are part of any making process.
Planning and Business Use Considerations
Most single-storey rear and side return extensions fall within Permitted Development rights and do not require a full planning application, provided they meet the relevant size and position criteria. However, if your extension will be used exclusively for business purposes – rather than as a home office that doubles as a workspace – it is worth seeking clarification from your local planning authority before proceeding. Incidental business use from a home-based extension is generally acceptable; change of use to a commercial premises is not.
Similarly, if clients, couriers or customers will visit your property regularly as part of your business, you may need to notify your local authority and your insurer. A single occasional visitor is very different from a steady stream of business related footfall arriving throughout the week.
